Lena: Hi David, it's Lena from the flat on Park Street. Sorry to call so late.
David: Hi Lena. No problem. Is everything all right?
Lena: Not really. There's water coming through the ceiling in the bathroom.
David: Oh no. How much water?
Lena: Quite a lot. I've put a bucket under it, but it's filling up fast. I think it's coming from the flat above me.
David: Have you talked to the neighbours?
Lena: I knocked on their door, but nobody's home. They're probably on holiday.
David: Right. First, could you turn off the electricity in the bathroom? Water and electricity don't mix. There's a small red switch in the box by your front door.
Lena: OK, one second… Done. It's off.
David: Great. I'll call a plumber now. I know a good one who works at night. He should be there within an hour.
Lena: Thank you. And what about the damage? The ceiling looks awful, and some of my books got wet.
David: Don't worry, the building has insurance. Take photos of everything and send them to me tonight. I'll deal with the rest.
Lena: OK. I'm sorry again about the late call.
David: No need to apologize. Honestly, I'd rather know now than find a lake in your bathroom tomorrow.
Lena: Same here. Thanks, David.
David: Any time. Call me if anything else happens.
